For the second time in five years the highly regarded Border Rivers mixed farming property Carmya has hit the market, this time to wind up an American family foray into Australian farming.
Previously owned by the Hoolahan/Durkin family, Carmya was purchased in 2016 by the Doherty brothers from California and has been leased to local interests.
It has now been listed for sale by JLL Agribusiness and will go to on-line auction on August 3.
Handling the sale are Clayton Smith, who sold the property last time around, and JLL executive James Mitchell.
Situated 37 kilometres south-east of Goondiwindi, towards Yetman, Carmya is a highly productive property of 953 hectares (2354ac), held in three titles.
The modest size of the property, and its high productivity, makes it an attractive add-on proposition, and competition is expected from established local interests as well as outside investors.
A feature of Carmya is its 4.5km frontage to the Macintyre River, which provides stock and domestic water security via a river pump and reticulation to tanks and troughs.
Its location also puts Carmya within easy reach of cotton gins, grain receival facilities and feedlots.
Soils range from deep black floodplain types to fertile brigalow/belah soils, well suited to year-round cropping and farmed using zero tillage and best practice rotations.
Under present management 629ha or two-thirds of the total area is under cultivation, leaving a balance of natural grazing and support land.
Although currently unstocked, the property under previous ownership supported a cattle herd of 60-70 breeders alongside the cropping program.
The property is being offered for sale bare of crops, and delivery will take place following harvest of the current winter crop comprising 443ha of wheat and 186ha of barley.
Sown into a good moisture profile, crops are showing excellent promise and expected to yield within the district's likely range of 2.5-3 tonnes/ha.
Cotton was also grown last season, and the property's climate and soils make it well suited to a range of cash and fodder crops.
During the lease tenure the owners have redesigned the fields to conform to a size range of 50ha to 80ha, for greater efficiency of crop rotations.
Average rainfall is 663mm, principally falling in summer, and apart from its river supply the property is watered by five dams.
A well-maintained weatherboard homestead of four bedrooms with central breezeway, built in the 1930s and extended in the 1950s, is set in established gardens flanked by a three-bedroom cottage.
Working structures include a steel machinery shed, workshop with concrete floor, two storage sheds and eight silos - aerated or elevated - of 567 tonnes total capacity.
A set of steel and timber cattle yards to work 200 head with crush and loading ramp is linked to a fenced laneway system.
Recent sales in the area suggest a likely price range for Carmya of $2500 to $3000/acre ($6250-$7500/ha).
