THE versatile and historically significant Western Queensland property Dillulla is heading back to the market, to be auctioned by Ray White Rural in Brisbane on April 21.

The 8235-hectare (20,348 acre) freehold property consists of a unique combination of possibly the district’s best Thomson River flood-out country, flowing through to heavy black soil plains which stretch east across open gently undulating downs.
There is also 1157ha of an inactive stock route enclosed within the holding creating a total grazing areas of 9536ha.
Located 40km north of Longreach on the Crossmoor-Muttaburra road, the property has been in the same family ownership since 1889. Dillulla was drawn in ballot off Mount Cornish and developed under a partnership arrangement.
Vendors Rowley and Jenny Deane estimated Dillulla would carry about 1000 dry cattle or 8000 dry sheep in an average season.
Dillulla traditionally has the valuable advantage of a diverse native pasture base consisting of herbages such as nardoo, potatoe vine, pigweed and pea bush interspersed through the channels with Flinders, curly Mitchell and hoop Mitchell being the predominant grasses on the downs. Bull Mitchell and buffel are also established in much smaller quantities.
The iconic Galah and Broadwater waterholes on this stretch of the Thomson River provide a magnificent natural environment for the dominant Coolibah trees. More than 1600ha will flood-out with a moderate flood level in the Thomson.
Dillulla has a well positioned flowing artesian bore that services the grazing paddocks on the eastern side of the property. Artesian water is supplied to 18 concrete troughs. The average rainfall for the Dillulla area is 432mm. A total of 144mm has fallen this year.
Dillulla is fenced into 11 paddocks and fire plough tracks are along both side of each fence with most paddocks split into two or three sections.
Improvements include a new set of steel cattle yards with a capacity to work about 250 head. The yards have a covered RPM Ultimate crush. There is also an unequipped three stand shearing shed. There is no homestead on the property.
