NEGOTIATIONS are continuing on the highly productive 479 hectare (1183 acre) Mary River property Connemara, which was passed in for $6.6 million on a bid from the floor on March 3.

Located on Aherns Road at Conondale and 15km from Maleny, the property is in 15 freehold titles and boasts a 1500mm a year average annual rainfall.
Marketing agent Gary Dun, Gary Dun Property Sales, three parties had registered to bid on the property. A higher, but confidential offer had been received following the auction, he said.
The property is described as 84ha of top class Mary River alluvial soils. The predominantly kikuyu country also has large expanses of high quality upper level river country and small sections of hilly timbered but productive country.

Estimated to run 600 600kg livestock units and a beast to the acre on the improved country, the former dairy farm is being offered on a walk in, walk out basis including more than 500 cattle.
Connemara features a very impressive four bedroom low-set homestead with wide shady verandahs set in landscaped surrounds. There is also a three bedroom cottage, hay shed, workshop/machinery shed, two other machinery sheds, and two sets of equipped steel cattle yards. The property is fenced into 28 paddocks.

Connemara is situated on Conondale/Harpers Creek, at the headwaters of the Mary River at the western base of the Blackall Range. The south-western boundary 3km of Mary River frontage. There are 84ha of prime Mary River flats with water licenses for 49ha. A large water storage tank gravity supplies 30 stock troughs, and nine dams. There is also a Mary River water harvesting licence. A site also exists which could be developed as a 250ML water storage. More than 600 bales of silage were producing in 2016.
