NATURALLY irrigated Bulloo River channels are the lifeblood of the renowned, organically certified beef and sheep producing property Nooyeah Downs which will go to auction in Brisbane on May 24.

Located 32km south west of Thargomindah, the 83,900 hectare (207,316 acres) holding is being offered by Scott, Paula and Robin Fraser who have operated the property conservatively since converting from a conventional grower to organic status in 1997.
Nooyeah Downs has a 40km double frontage to the Bulloo River, which provides beneficial flooding across large areas. With a catchment some 400km to the north, the channels on Nooyeah Downs flood out without local rain.

The channels after flood feature a plethora of edible pasture including wild sorghum, blue bush, pea bush, clovers and Mitchell grass. The county also responds well to rain with winter herbages and salines such as old man saltbush and cotton saltbush. The country is broken up into about 65pc flood out, 15pc run on flood country with the remainder a combination of 16pc mulga ridges and 4pc stony hills.
With natural waterholes in the river channels, lakes and local creeks Nooyeah Downs is strongly watered throughout. Numerous dams and seven sub-artesian bores water the country away from the river.
The estimated carrying capacity is 3000 adult equivalents in average seasons.
Improvements include the main homestead a lowset brick veneer dwelling, air conditioned with five bedrooms, three bathrooms, open living and dining room. A two bedroom self-contained donga adjoins the homestead and has been used for a school room and staff accommodation. There are two other homesteads on the holding - at Thyangra and the original Nooyeah Downs complex.
Stock handling facilities include five sets of cattle yards of steel construction and steel sheep yards with a five stand shearing shed.
Thargomindah has an air service to Toowoomba and Brisbane two days a week, bitumen access to the markets in the east, and pre and primary schooling.
"Naturally irrigated country such as the Bulloo River flood plains on Nooyeah Downs grows a diversity of pasture which is regarded as a one of the best feedlots that open grazing can provide," Mr Adcock said.
"The Frasers have made the decision to sell Nooyeah Downs after the property has been in the family for over 56 years. Channel country such as this is rarely available for purchase."
