CAMM Agricultural Group is selling its versatile Balonne River irrigation, dryland farming and grazing property Morocco.

The 5939 hectare (14,676 acre) freehold property is being offered through an expression of interest process being jointly coordinated by CBRE and Ray White Rural.

Located 65km north of St George, the property has 930ha of flood irrigation, 3000ha of dryland cultivation, 560ha of water storage and 1449ha of grazing and support land.

Morocco features significant water entitlements totalling 18,630 megalitres supplying water storages with a combined capacity of 19,000ML.

There is also a licence for a 26,320 head feedlot.

Morocco was acquired by the Camm family in 2006 as a strategic link in its beef supply chain. 

The property comprises of predominantly level to gently undulating country bound by the Balonne River on the eastern boundary. The Balonne River provides beneficial flooding across select areas. 

Areas to the west of the river comprise of brown and black self-mulching cracking clay soils originally timbered with coolibah and brigalow.

Improvements include the Morocco homestead, a stone and timber dwelling which was renovated in 2012. It has five bedrooms and three bathrooms. There are also staff quarters with five bedrooms, and a two-bedroom cottage.

Other improvements include a 125sq m grain shed, a 935sq m machinery shed, a chemical shed, hangar, and storage shed.
