Nooralaba Station consisting of 21,238 hectares of freehold and situated 80 kilometres north west of Cunnamulla has been placed on the market.
The property will be offered for sale via online Auction on November 5 at 10am, with offers considered prior to auction.
It will give interested parties an opportunity to buy into what is predominantly mulga, with some areas of box and gidyea, and acquire a 25 year carbon agreement part way through a lucrative 10 year government agreement. Nooralaba's agreement is operated under the management of Carbon Farmers of Australia, and subject to all conditions being met, currently the balance projected on the initial 10-year payment contract for the buyer is circa $689k of income. That assumes the ACCUs are the property of the new buyer from the start of 2022. Another payment period will also follow the current period in 2026, subject to remaining carbon credit units available and revised market price.
Historically the country can carry 500 breeders or equivalent but may need to be adjusted to accommodate the carbon project.
Nooralaba's water system has been well established for a livestock grazing enterprise, and has an Artesian bore under GABSI Scheme with a capacity of 1.3 million litres/day.
The water system comprises of two automatic pumping stations supplying 24 tank and trough watering points interconnected with 46km of mostly 63mm poly pipe. There are also two medium sized dams.
The property is fenced into 11 main paddocks plus a holding paddock.
Overall fencing is generally very good quality with its eastern boundary completely exclusion fenced.
Internal fencing consists of a significant amount of recently replaced barb fencing with 40km of mostly new hinge joint suited to sheep or goats.
Improvements include goat yards including three goat trap facilities with dams and jumps, and three goat trap yards on piped water with two mustering yards and a four stand shearing shed, which is no longer in use with yards.
The main house is a four bedroom upgraded quarters with external washhouse and toilet which has 22 solar panels as is its primary source of power.
