Elders Rural Services has been appointed the exclusive marketing agent for the highly-prized 27,878.88 hectare Kaiuroo aggregation located in Queensland - with inspections underway after July 5.
The aggregation comprises four properties, Kaiuroo at 5889ha, Coreen's 4528ha, Eskfield's 3636ha and Yambuk's 17914ha, and is situated 221 kilometres west of Rockhampton.
Elders real estate general manager Tom Russo said quality agricultural holdings of scale remained highly sought after, and supply continued to remain constrained, albeit with some increase in new listing volumes entering the market.
"The sale will be undertaken by way of a flexible expression of interest process. Interested parties can bid on the entire operation or single properties," he said.
"This offers a great opportunity for a broad spectrum of buyers to participate in the sale process. We expect interest from local and institutional capital given the scale and quality of the holding."
The sale process will be managed by Mr Russo, Andrew Williams of Elders Warwick and Virgil Kenny of Elders Rockhampton.
Mr Russo said the properties in the aggregation complemented each other, with breeding and fattening operations benefiting from excellent home-grown crops. The cropping area includes 1650ha with organic certification, of which 917ha is irrigated.
"The Kaiuroo Aggregation enjoys both quality and diversification, and is well established for resilient returns throughout the cycles," Mr Russo said.
"It includes multiple income streams and organic certification to provide a buffer against commodity price fluctuations.
"The current owners have invested heavily in irrigation infrastructure over the last five years and it's now an extremely effective system that provides a lot of security and is very manageable."
There is irrigation water entitlements of approximately 11,000 megalitres, drawing from both nominal and flood harvesting reserves. In addition to the cropping business, the country has carried approximately 4000 to 7400 head of cattle over the past four years.
The first round of EOI closes on Friday, August 6.
