The top shelf farming property Jerematta will test property values when it is put forward at an online auction by selling agents Fitzsimmons Real Estate, closing on March 18 at 2pm.

It consists of brigalow/belah black self-mulching soils with the majority being under cultivation, but is fallow ready for winter planting.

In 2014 it was fully 3D land formed using Optimum Surface land forming, a technique that assists with infiltration uniformity and controls water flow and erosion.

The country has had 6300 tonnes of comprehensive manure applied over the past six years.

The manure applied includes 13 tonnes per/ha on the eastern half of the paddock and 36 tonnes per/ha on the western half, and includes 23kg/ha applied to a depth of 350mm in October 2020.

In 2018 urea was applied at 270 tonne/ha and again in 2019 at 300kg/ha.

The whole farm has been fully zero tilled and controlled traffic since 2011.

The tramlines are 40' width with 4m wheel tracks.

The owner said weed control over the country has been excellent and no part of the farm has ever needed to have been cultivated to control feathertop Rhodes grass.

Fitzsimmons Real Estate agent Aaron Landgren said it really was as rare as hens' teeth to see a quality cultivation property of this standard reach the open market in what is the tightly held Inverai/Jandowae district.

"Prospective buyers can view by appointment," Mr Landgren said.

"Also within one hour you have two cotton gins, numerous feedlots and grain receiving facilities and an ethanol plant," he said.

The property is situated one property off the corner of Warra Canaga Creek Road and Inverai Road and within 10 minutes of Jandowae, approximately 45 minutes to Chinchilla and the same time to Dalby.
