THE stand-out Cunnamulla property Abbadoah is under contract to a NSW buyer, following an expressions of interest campaign run by Ray White Rural.
Offered by Michael and Sally Moody and family, Abbadoah covers 16,504 hectare (40,781 acre) and is located 20km east of Cunnamulla. There is also a 1002ha permit to occupy.
The sale price has not been disclosed.
Abbadoah (pronounced locally as Abbadore) comprises of mainly Warrego floodplain country timbered with gidyea and coolibah growing Mitchell, blue, Flinders, and button grasses as well as a variety of herbages in season.
Throughout the floodplain country are areas of sandhill with ironwood, supple jack, wilga and mulga. The remainder of the country is red loamy to gravely stony mulga box country.
The Moody family has been the custodian of Abbadoah for the past 60 years. The estimated carrying capacity is 8000 dry sheep equivalents.
Abbadoah is exceptionally well watered by three flowing bores.
The portion known as Gilruth Plains is watered by a bore drain system through every paddock from the flowing artesian bore. There are also dams located in four of the paddocks.
Abbadoah has a five stand shearing shed with steel sheep yards and undercover shedding for 2000 sheep. Gilruth has a four stand shed in fair condition with portable panel sheep yards.
The property has 20.3km of new exclusion fencing.
Improvements include an architecturally designed five bedroom homestead with a large, open plan living area. There is also a machinery shed and workshop, shearers quarters, two silos, and two sets of steel cattle yards.
