THE Horrocks family is taking its well grassed, productive Charleville property Wallal to the market, through an expressions of interest process closing with Ray White Rural on October 8.
Located on the Mitchell Highway 22km south of Charleville, Wallal covers 17,637 hectares (43,582 acres) of freehold country in 11 titles. There is also an additional 1870ha (4600 acres) of country covered by a permit to occupy.
Wallal has 2500ha of semi-open downs/channels adjacent to the Warrego River and 15,128ha of soft red mulga country scattered with poplar box and kurrajong. There has been 5463ha pulled since 2014 of which 1820ha has been seeded with buffel since 2018.
An income producing carbon contract is in place on 2615ha, involving two of the 11 titles. There are no stocking restrictions on the contracted area.
The property is divided into 14 main paddocks and five holding paddocks. Fencing ranges from fair to new condition with 53km constructed since 2014, including 28.5km of exclusion and internal hinge joint.
Water is supplied from a flowing bore connected to 77km of poly pipe supplying 21 tanks and 30 troughs as well as the house and garden. There are also 17 dams and excavations.
There is a 600 head set of steel yards located at the homestead complex with seven-way draft, ramp, crush, calf race and cradle. A second set of 150 head portable yards are currently being installed.
Wallal has a stately five bedroom home. Downstairs includes a walk-in cold room, open plan kitchen/living area and four bedrooms, two bathrooms, and a kids' rumpus room. Upstairs has the master bedroom, en-suite, and study opening onto a balcony overlooking the well-established garden.
There is also a three bedroom manager's residence, machinery shed/workshop with a 7kW solar system, six stand shearing shed, sheep yards, and shearers' quarters.
