RED hot demand continues for Darling Downs farmland with two properties selling under the hammer today.
The Mount Tyson property Clearview sold under the hammer for $1.35 million while Hamstead at Cecil Plains made $3.35m.
Marketing agent Matt Cleary, Ray White Rural, said 15 parties had registered for the auction at Picnic Point in Toowoomba.
“Strong commodity prices including sorghum at $350/tonne, low interest rates and a shortage of farmland are underpinning property values,” Mr Cleary said.
Both properties are reported to have sold above their reserves.
Clearview was offered by Tom and Regina Daly and bought by the Perkins family from Condamine
Clearview’s sale price is equal to about $10,000/ha ($4063/acre).
Located 37km west of Toowoomba, the 130ha (320 acre) property is described as a superb mix of downs country running from soft alluvial black soil flats running to shaded coolibah and wilga soft grazing country. About 80ha is farmed.
Clearview has a 104ML nominal ground water allocation.
Improvements include a five bedroom home, high clearance machinery/workshop, second machinery shed, a raised floor barn, and three silos.
The Cecil Plains property Hamstead sold for $3.35m to a near neighbour.
Offered by Peter and Sandra Rohde, Hampstead is located 22km south east of Cecil Pains. The 259ha (640 acre) property has bitumen frontage to the Pampas-Horrane Road.
Hampstead sale price is equal to about $12/934ha ($5234/acre).
The total area is developed for cultivation except the area around buildings and ringtank. The 242ha of cultivation is suitable for flood irrigation.
Hampstead is described as a well developed irrigation property with 290 megalitre ring tank including sump, with all tail water reticulating back to the sump. In addition the property has a groundwater nominal allocation of 395ML supplied by two irrigation bores.
Improvements include a four bedroom home, machinery sheds, donga/amenities block, double garage, and four silos.
