BILL and Kellie McLean’s highly developed Roma district cattle property Stratton is on the market after being passed in at auction for $8 million.
Auctioned by Elders in Roma on Friday, it is the first time in 50 years the 8381 hectare (20,709 acre) property has been on the market.
The property has a solid reputation for turning off quality beef from domestic feeders to prime trade and export cattle. As a backgrounding operation, Stratton is said to have had a throughput of 2400 head a year.
Located 60km south west of Roma, the property features an excellent mix of fertile soils from heavy belah country to sweet grazing on the Muckadilla Creek flats.
Stratton is described as having sweet grazing country with a superb mix of soil types from areas of heavy belah interspersed with belah/box to soft loamy soils running back to fertile creek flats with some small areas of ridge. The property is highly developed with improved pastures including buffel, bambatsi and creeping blue grass including seasonal herbages. About 95 per cent of the country has been improved and/or renovated by way of cutterbar or offsets. A PMAV has been locked in.
Stratton is watered by two capped bores supplying nine troughs, 27 dams, and permanent and semi-permanent holes in Muckadilla.
The property is fenced into seven main and five holding paddocks. The southern boundary is a seclusion fence. About 95pc of the boundary and internal fencing are in very good condition. The steel cattle yards have a covered vet crush and scales, under cover calf branding cradle, loading ramp and five way draft in pound.
Improvements include a three bedroom brick home in an established garden, a modern granny flat, machinery shed with stables, car shed and workshop.
