AN opportunity has arisen to secure one of the Darling Downs’ premier irrigation properties.
Hampstead is owned by Peter and Sandra Rohde, who have made the decision to retire. t is located in the highly regarded, tightly secured Cecil Plains district south east of the township with bitumen road frontage to the Pampas-Horrane Road.
Hampstead covers 259 hectares (640 acres), with 243ha cultivated and developed to irrigation.
The country was originally open plain country with black soil Hazelmere soil types with areas of lighter loam types. In the last four years there have been periodic applications of bio-solids over the majority of the property.
Hampstead is a well developed with a 290 megalitre ringtank including sump. Water is pumped into the ring tank via a centrifugal pump driven by Cummins diesel motor. At present there is about 70ML in the dam storage. In addition, there is a 395ML groundwater nominal allocation plus two irrigation bores.
The irrigation bores pump into the head ditches via underground mains from dam pump to head ditch.
The residence is a lowset, four bedroom home set on brick stumps. There is a stock/domestic bore equipped with electric submersible pump at the home.
The shedding and silo complex includes an enclosed steel frame machinery shed with concrete floor and three phase power, a lock-up shed with concrete floor, donga/amenities block, and a double garage. There is 370 tonnes of grain storage including three 100 tonne Webster silos with aerators and a 70t Grainmaster silo.
Marketing agent James Croft, Ray White Rural Pittsworth, said easy to manage, well developed irrigation properties like Hampstead rarely come on the market.
“Here is your opportunity to secure a very safe investment,” Mr Croft said.
Hampstead will be auctioned in Toowoomba on May 3.
