THE Baldwin family’s diverse Wellcamp/Biddeston district property Enterprise has sold at an Elders auction for $1.8 million.

The price is equal to about $12,329/ha ($5000/acre), reflecting the increasing demand for Darling Downs property.

Marketing agent Trevor Leishman said two of the four parties that registered to bid were active at the auction, which attracted a crowd of about 45 people.

Complete with irrigation, the EU accredited cattle, grain and horse property is located in major potential growth area 20 minutes from Toowoomba and 10 minutes from South East Queensland's new Wellcamp Airport.

The 146 hectare (360 acre) property is in three freehold lots and features two road frontages.

Enterprise is a very well balanced property with country running from superb cropping country through to dark brown to red elevated grazing country.

The property is described as ideal for a range of activities including finishing cattle on bins and horse training.

Ken Baldwin is particularly well known for turning off high quality Angus steers, which have regularly featured in Queensland Country Life. 

At present about 90ha are used for crops including sorghum, wheat, barley, hay production or feed crops for cattle.

Some 40ha of grain sorghum and 16ha of forage sorghum is included with Enterprise.

Water is supplied from two bores, a large dam which has been recently desilted, a small dam, Westbrook Creek, and 10 troughs. There is also a 42ML irrigation licence.

Other improvements include a four bedroom GJ Gardner home, four large, high clearance machinery sheds, a lockable three car garage/workshop, feed barn with skillion, three silos and yards.

A date for the clearing sale is still to be decided.
