THE Shaw family has bought the Capella property Crystal Brook at a Landmark Harcourts’ auction for $2.2 million.
The Shaws are based at Wanditta, Capella, and also own Matilda Downs, which adjoins Crystal Brook.
Located 8km north west of Capella on the Gregory Highway, the 1030 hectare (2544 acre) freehold property was auctioned by Landmark Harcourts in Emerald.
Crystal Brook was offered by the Pedler family, who had owned the property for 59 years.
The sale price is equal to about $2136/ha ($865/acre).
About 70 per cent of the property comprises of coolibah, bloodwood black soils. The balance is mainly ironbark ridges and lighter soil, box country running down to creek flats on Abor Creek.
About 180ha acres of quality black soil is currently under cultivation. However, up to of 645ha of Crystal Brook is described as being suited to farming.
Stock water is supplied from four open access dams. One dam supplies water by poly line to the country on the eastern side of the highway. There is also a non-functioning bore on the eastern side of the highway.
Improvements include a highset three bedroom house, a three bedroom cottage, an old machinery shed, barn and hayshed.
Crystal Brook has six main paddocks and three holding paddocks. The bulk of the existing fences are described as being in need of repair or replacement. There are portable panel cattle yards able to handle 350 cattle.
