THE Blackall/Jericho district property Lancevale has sold on a walk in, walk out basis immediately following an Elders auction.
The property was passed in for $2.7 million during the auction in Blackall on March 21. However, marketing agent Daven Vohland said the vendors subsequently accepted a offer for Lancevale on a walk in, walk out basis from a Blackall district landholder.
Three of the four parties that registered to bid at the auction were active.
Purchased by the Hartley family as a depot and grass property to complement its Aramac district holding, the the freehold property covers 14,003 hectares (34,601 acres).
The Harteys say the carrying capacity under normal management practices would be in the vicinity of 1350 breeders or the equivalent dry cattle.
Situated just off the main arterial road between Blackall and Jericho, Lancevale has experienced better than average seasons and presently has a body of feed.
Lancevale will be auctioned in Blackall by Elders on March 21.
The country has varying red loamy soils grassed with buffel, seca and native pastures. About 400ha has been cutter-barred sown to buffel grass. There are three dry lakes that grow sweet grasses in season.
In the past two years a major water infrastructure upgrade was undertaken with additional water storage and poly pipe upgrades resulting in the property being securely watered.
The water system greatly enhances paddock utilisation. Lancevale has experienced an average of 90pc pregnancy rate in the breeder herd and is described as the ideal breeder factory or backgrounder depot.
The 1200 head capacity portable steel cattle yards have a loading ramp, five way draft, under cover crush and branding race. Water is supplied by troughs in the yards as well as the large cooler.
Lancevale is subdivided into 15 paddocks and three holding paddocks with a lane system in the centre of the property that leads back to the cattle yards.
Improvements include a renovated, air conditioned five bedroom homestead with an in-ground swimming pool, and a renovated two bedroom cottage. There is also a machinery shed and workshop, a high storage shed, and a container used for storage.
