AN opportunity exists to buy a Marlborough cattle property capable of running 3750 adult equivalents.
Consisting of 13,777 hectares (34,044 acres), Develin Station will be auctioned by Brian Dawson Auctions in Rockhampton on May 24.
Located 25km west of Marlborough and 125km north of Rockhampton, the property has received more than 400mm of rain in the past four months and is carrying a good body of feed since it was destocked in December.
There is a great mixture of country running from fertile softwood and brigalow scrub soils through well grassed bloodwood, iron bark and rosewood country with patches of brigalow across gum creek flats and rising to an area of tableland.
About 4800ha has been pulled in the past two years with 2000ha seeded with a mixture of seca, wynn cassia, bissett, Rhodes grass, US buffel and signal grass. There are already well established stands of buffel, Rhodes, green panic and siratro.
Develin is divided in to 17 main paddocks and nine holding paddocks plus laneways and water squares. Water is in good supply from nine equipped bores, 18 dams and a number of permanent and semi-permanent holes in the numerous creeks.
There are four sets of cattle yards which are all in good order. All have water and have adjoining holding paddocks.
Other infrastructure includes a renovated four bedroom Queenslander. The second two bedroom house has also been renovated. There is also a 20mx10m workshop and five bay machinery shed with a lean-to.
