GRAHAM and Lisa Ford are selling their 1511 hectare (3734 acre) freehold Capella property Rickyl in preparation for retirement to Northern NSW.
Located 18km east of Capella and 70km north east of Emerald, the property has 1268ha of grazing country and 243ha of contoured black soil downs cultivation country.
Rickyl will be auctioned by Ray White Rural in Emerald on April 20.
The country consists a mix of undulating ironbark/mountain coolabah basalt country running onto wide open creek flats. There are also areas of improved scrub country and patches of open downs. Grasses include buffel, bluegrass, eurocloa, forrest Mitchell plus areas of seca and verano stylos.

The large areas of creek flats are subject to safe flooding along Belcong and Tipperary Creeks which are also fed by Brynes and Splitters Creeks. These wide coolabah creek flats and channels are well grassed with a mix of forest Mitchell and buffel with green panic along the shaded channels.
The cultivation country is in three paddocks and is currently planted to both new and ratooned forage sorghum. Watered is supplied by a bore and three large dams, and numerous semi-permanent watering points along the network of creeks.
Rickyl is fenced into nine paddocks. Other improvements include cattle yards and a four bay shed.
