THE 196 hectare (485 acre) Brookstead property Worrenda sold under the hammer for $2.6 million at a Ray White Rural auction in Pittsworth today.
Offered by Nick Davies, the property sold to neighbours Steve Little and his son Jacob.
Including the cotton crop, the sale price is equal to about $13,265/ha ($5361/acre).
Marketing agent Matt Cleary, Ray White Rural Pittsworth, said bidding opened at $2m with four of the eight parties that had registered to bid active at the auction. The property was offered with a 190ha cotton crop.
Worrenda is described as superb, level plain country with deep black self mulching clay soils. It has a 308 megalitre nominal groundwater allocation from bores.
There is a 10 year old, three bedroom residence, machinery shed, and silos.
