THE former Longreach Pastoral College property Manningham is on the market. To be auctioned by Brodie Agencies in Longreach on November 10, the 13,494 hectare (33,344 acre) property is located 65km west of Longreach just off the Silso Road.
Manningham has 13,234ha of freehold, a 0.84ha term lease, and a 259ha special lease.
Based on district averages, the property is estimated to carry about 8500 ewes or 1000 cows in an average season.
There is a mix of country including soft undulating pebbly open downs, with small areas of red loamy false sandalwood/leopardwood country with stony gidgee ridges. Most of the open downs country is lightly timbered with whitewood, vinetree, boree and bauhinia with coolibah along the water courses.
The Maneroo and Bull Creek channels run north/south through the middle of the property. Most of the country to the west of the channels is a mixture of undulating red open pebbly downs that is lightly timbered with whitewood, boree and vinetree with coolibah along the channels and small areas of thick scrubby gidgee timber and semi open boree and gidgee woodlands. The open downs country is very heavily covered with lambs tongue, carrot top and many other winter herbages.
Marketing agent Tom Brodie, Brodie Agencies, said only a small percentage of the Mitchell grass has reshot at this stage but would expect more to shoot as the weather warms up. There is a handful of prickly acacia and parkinsonia around some of the water points but at this stage they would be relatively easy to control and eradicate, he said.
Water is supplied from two bores, turkey nests, tanks and troughs, seven dams, and semi-permanent water holes along the Maneroo, Harp, McLaughlan and Shanty Creek systems, especially after the wet season.
Manningham is fenced into eight large paddocks, eight smaller paddocks, and four holding paddocks plus the stock route reserve. There is a laneway system back to the yards.
The main set of sheep yards are at the shearing shed with a smaller set of yards at the eastern end of the lane. There is a third set of yards at the dam in Howden Paddock. There is also a basic set of cattle yards to handle about 80 head. The six stand shearing shed is described as being in very good condition.
Other improvements include a large main three bedroom house, a second house three bedroom house, dormitory style quarters for 12 people, a 10x10m steel grain shed with cement floor, workshop/machinery shed, auxiliary power plant, fuel shed, stables and horse yards, and a molasses tank.
“Manningham is a great mix of country with good soft undulating lightly timbered open downs country interspersed with good flood-out channels and small areas of boree and gidgee woodlands,” Mr Brodie said.
“It is well watered and has good sound solid structural improvements. It is presently enjoying an excellent season following good recent rainfall.”
