THE 26,995 hectare (66,706 acre) Mitchell property Tullochard sold for $1.8 million at LJ Hooker auction in Roma today (Wednesday).
Located 120km south of Mitchell, the freehold, grazing homestead perpetual lease and term lease was bought by Nigel Steinohrt, Springdale, Roma.
Marketing agent Robert Brown, LJ Hooker, Roma, said four of the seven parties that had registered bid were active during the auction. The under bidder was Ken Symes, Woodlands, Mitchell,
The sale price is equal to about $67/hectare ($27/acre). The vendor was the mortgagee in possession.
Tullochard is described as gently undulating semi open to dense acacia and eucalyptus woodlands timbered with mulga, poplar box, bendee, ironbark, sandalwood and wattle with intrusion of wilga and scattered clumps of pine and carbeen. Soils vary from about 40 per cent of moderately deep to sandy massive red earths and reddish brown clays with established buffel and about 60pc of lighter loams and stony risers. Three creek systems traverse the property.
Improvements include a homestead, quarters, sheds and a cattle yards. A feature of Tullochard is the modern, raised board steel shearing shed and large set of steel sheep yards.
Water is supplied by a bore, 31 earth tanks and dams, two lagoons and three creek systems with holes.
Tullochard is fenced into 17 paddocks and is enclosed in the Tomoo Creek cluster fencing program.
